An extended golf course may be out of the picture, but the more than $400 million Country Club Estate proposed venture is a step closer with the council set to consider a planning scheme amendment to allow it. In May, when the project was first announced, it proposed the golf course holes north of Country Club Avenue would become a residential development and nine new holes would be built on disused land around the Country Club casino and resort. Instead it will be staged over 10 years and involves turning land around the Prospect Vale casino and resort into a residential development with a retail space, a park, open spaces and a retirement living area. In other news: The site is currently zoned as major tourism under the Tasmanian Planning Scheme, but part will need to be rezoned to allow the residential development and the retirement living areas. The Meander Valley Council has agreed to consider a scheme amendment for the project. Federal Group's corporate affairs executive general manager Daniel Hanna said the project would create up to 380 residential lots. 'The rezoning application with the Meander Valley Council is a vital next step towards fulfilling the vision for a high-quality development surrounding the Country Club Resort,' he said. 'As part of proposal we have been in consultation with the local Prospect Vale community and have taken on their feedback to our initial development plans and in particular the proposal to extend the golf course. 'After listening to the community, a decision was made to instead focus efforts on making sure the existing golf course layout is retained, but upgraded to offer a truly world-class experience.' The proposed scheme amendment will be publicly exhibited for public comment before it is handed to the Tasmanian Planning Commission. If the amendment is successful, then a development application for the site can be lodged. Kin Capital managing director William McGeachie said working with the community was vital to ensuring the project enhanced the surrounding area and therefore information sessions would be held. Information sessions will be held from December 3-5 and Mr McGeachie said residents would have the opportunity to view the proposed masterplan, share their ideas and ask questions. 'So those people on the golf trail, as such, are flying into Hobart, they might base themselves in Launceston, play at the Country Club course, and then you might play Barnbougle or you might go to King Island.' Early design plans show that the majority of the residential lots would be added across a vast swathe of land at the rear of the casino. Mr McGeachie said investors were keen to proceed despite the COVID crisis. 'At the moment everyone is still working out exactly what does the future hold, and how are we going to come out of it. We're certainly positive in terms of Australia and Tasmania,' he said. 'Because it is a staged development, we've always had the view that depending on where the market sits, we'll stage and release lots as required. 'We're still very confident around property prices.' About 1000 nearby residents will start to receive letters in regards to the proposal in the coming weeks.
